Manufactured
(mobile homes, HUD homes, trailers)
|
Modular
(section homes, pre-built homes, pre-engineered homes)
|
Site-built
(traditional homes, stick built homes, site built homes) |
| Building Process |
Built in a controlled environment on an assembly line in a factory. This saves time since materials are not exposed to the elements and the process does not experience weather delays. Labor costs are greatly reduced since craftsmen work on each home and master their section of work. |
Built in a controlled environment on an assembly line in a factory. This saves time since materials are not exposed to the elements and the process does not experience weather delays. Labor costs are greatly reduced since craftsmen work on each home and master their section of work. |
Most costly and time consuming process. The homes are built on site and many times custom constructed. |
| Building Codes |
Built to the Federal Government HUD (Housing and Urban Development) Codes. |
Built to satisfy state and local building codes. In Michigan, this is the BOCA code. |
Also subject to local and state building codes as well. |
| Time Frame |
Once an order has been placed for a home, the wait can be anywhere from 2-4 weeks. |
Once an order has been placed for a home, the wait can be anywhere from 2-4 weeks for the delivery of the home and then about 2-3 months for onsite work. |
Normal time frame is several months since the home is build on site and can experience weather delays. |
| Cost |
Manufactured homes can vary in cost depending on the options you choose when the home is ordered. Once you have a price on your home from the factory, it will not change. |
The cost for a modular home is a little higher than a manufactured home due to some differences in the way they are built, but once a price has been quoted from the factory it will not change for the home. |
Contractor will quote a price based on the floorplan selected. Many times the final cost will be greater than the estimate due to extra labor hours or repairing weather damage during construction. |

**Please note that placing any home on private property may run into weather delays or unexpected costs when digging or pouring a foundation. |
